A 120-foot-tall structure of 165 live-work condominium units, developed on rezoned waterfront industrial land in Vancouver. Terraced decks overlook panoramic views to the Lions Gate Bridge and the North Shore mountains — views protected by a foreshore park.

The brick-faced street front is built directly to the sidewalk, recalling the original warehouse structures of the area; providing underground parking beside tidal water was among the project's construction feats.
